I'll never mortgage again, wish I hadn't the second time. My advice is live as cheap as you can,

never take on an expense you can't pay off in 10 years, preferably 5.
You never know what can happen so buy something cheap you can pay off in cash or extremely low payments,

you could get sick or lose your job and lose everything.

you can buy a duplex , and let the tenant covers your mortgage.

My situation is a little different. My rate is 2.80% but I’ll expand on this in my next blog posting.
