Last month one of my renters was slow paying for the first time ever.
She lost her job and it took her some time to find another, at a big pay cut.

Yesterday, another renter brought in his rent check late.
He explained that Saturday morning, 2 hours before Carabba's opened, where he is a manager, corporate executives arrived to tell him that the store was closing it's doors.
They gave him 4 weeks severance pay.

Drip by drip.

PS: I told them not to worry because mortgage rates were dropping.

I thought it over. I'm going to follow the government's example. I'll loan my renters the money to pay their rent and then I'll raise the rent to pay off the loan.

your really going to FEEL it in a few more months. do you have renters insurance ? i think there is a hedge for that or an CDO for that. ;) you know . insurance in case your renter defaults on his payments. :P i swear bear sterns used to peddle that shinola.
