Bizarre weather here in Austin ... almost mid July and cool mornings ... I think it's GREAT. Flooding not good for many (my sincere sympathy to those affected), but I love it since my new land lot on the Pedernales now backs on to a GREAT BIG body of water (compared to the trickle of a stream that was there when I bought it). Poison to some is manna to others ... such is life. I've no control over these things. FF - XLU will rise over next few weeks. Best to all, C.C.
