Septic System regulatory nightmare - Texas mess

Okay, I have an option on my raw land and now have 20 days to get an estimate for installation of septic system. Searching the net came up with some disturbing information ... namely the regulatory nightmare and costs of new septic systems. One engineer I called wanted $1500 upfront, just to look at the property (this was told to me by his secretary and she could not tell me exactly what I would receive for my $1500). Have found a few other websites and made inquiries, but this is looking bad ... really bad. Might cost anywhere from 10 to 30 thousand dollars just to flush my toilet! What a world. Read through much of the LRCA website info, but did not download the 65 pages of rules and regulations. Surely someone is up on this stuff? Will soon see. Anyone know of an honest Texas contractor? All pooped out of looking for poop disposal advice. Totally and utterly drained - need some Imodium. Muppet :blush: :(

Muppet you are on a technical analysis board looking for help on Texas septic systems? Why do I think your troubles are just beginning? :)

$1500 bucks for a perc test is probably about right considering how few people are still in the business due to onerous E.P.A. regulations . The SELLER, not the buyer, is the one that SHOULD provide this info and BEAR THE COST. The person doing the test should test several areas of the land in question and provide you with his estimate of where you will need to place the septic system and a written report of the time it took for the percolation to occur . If the buyer won't provide the information , nor allow a reasonable amount of time to get it done, you should look elsewhere for your land . By the way , does the land have access to city water or will you be digging a well ? If not ,wait until you see the costs associated with that !!!
